Job Description
Strategic Planning & Market Development
- Advise the Board of Management on the overall business strategy for the company's real estate projects.
- Conduct in-depth research and analysis of the market, competitors, customer trends, and legal regulations to propose optimal development strategies.
- Define product strategies, inventory structure, target customer segments, and project positioning.
- Propose pricing strategies, sales policies, and business implementation roadmaps for each project stage.
Sales Planning & Execution
- Develop and implement sales plans for various stages, including pre-launch, official launch, and post-sales phases.
- Set revenue targets and sales plans on a monthly, quarterly, and annual basis while closely monitoring performance.
- Evaluate business efficiency, absorption rates, and customer conversion rates to adjust strategies promptly.
- Propose effective solutions to drive sales, manage inventory, and optimize project revenue and cash flow.
Distribution & Partner Management
- Build, develop, and manage a robust network of sales agents, partner real estate exchanges, and brokerage networks.
- Negotiate, finalize, and manage business cooperation policies with distribution partners.
- Propose commission mechanisms, sales incentives, and promotional programs suitable for each market stage.
- Control the sales performance of distribution units to ensure strict compliance with sales policies and the company's brand image.
Marketing & Communication Coordination
- Coordinate closely with the Marketing Department to build communication strategies, branding, and overall marketing plans for projects.
- Participate in defining communication content, key messages, product imagery, sales kits, and brochures.
- Coordinate the implementation of PR activities, launches, site tours, digital marketing, and sales promotion programs.
- Monitor and evaluate marketing campaign effectiveness based on customer data, leads, and conversion rates.
Operations & Team Management
- Standardize sales processes and coordination workflows between relevant departments during project implementation.
- Collaborate with Legal, Investment, and Project Development departments to update project legal status, construction progress, and launch plans.
- Manage, train, and develop the sales team and subordinate managers to foster a professional, high-performance, and cohesive work culture.
Customer Relations & Reporting
- Develop and operate the Customer Relationship Management (CRM) system, managing customer data and transaction history.
- Analyze customer data to optimize sales effectiveness, increase repeat purchase rates, and maximize referrals.
- Report periodic business performance, sales progress, and project implementation efficiency to the Board of Management.
Job Requirement
Education & Qualifications
- University Degree or higher in Business Administration, Real Estate Management, Economics, Marketing, or equivalent majors.
Experience & Knowledge
- Minimum of 5 years of management experience in positions such as Sales Director, Deputy General Director of Sales, or Head of Sales Division within the real estate industry.
- Proven experience in deploying large-scale urban development projects, high-rise apartments, or significant real estate ventures.
- Deep understanding of project legality, pricing strategies, finance, and project sales operations.
Skills & Competencies
- Exceptional skills in communication, negotiation, and persuasion.
- Strong leadership and executive operational skills.
- Excellent ability to analyze and synthesize information, with high sensitivity to real estate market trends.
Personality & Attitude
- Capable of withstanding high pressure regarding sales revenue and project implementation schedules.
- Strategic mindset, decisive, and highly sensitive to market fluctuations.
- Strong professional network with design consulting firms, construction contractors, and project management units is a significant advantage.
