Job Description

Strategic Planning & Project Development

  • Advise the Board of Management on the overall business strategy for the company's real estate projects.
  • Analyze market trends, competitor activities, and customer needs to propose strategic development and positioning for each project.
  • Direct product development from the ideation stage, including design, product structure, segmentation, and pricing strategy.
  • Monitor legal status and project progress to propose optimal timing for business implementation and official product launches.

Sales Strategy & Execution

  • Develop and execute comprehensive sales plans for all project stages, including pre-launch, launch, and post-sales.
  • Establish sales targets and revenue plans on a monthly, quarterly, and annual basis while controlling performance execution.
  • Evaluate sales efficiency, product absorption rates, and customer conversion rates to make timely strategic adjustments.
  • Propose effective solutions to promote sales, manage inventory, and optimize revenue and cash flow.

Distribution & Partner Management

  • Develop, manage, and maintain a robust network of sales agencies, joint distribution floors, and strategic partners.
  • Negotiate business cooperation policies, commission mechanisms, and sales incentive programs tailored to market stages.
  • Monitor the sales performance of distribution units to ensure strict compliance with company sales policies and brand image.

Marketing & Communication Coordination

  • Collaborate closely with the Marketing department to build communication strategies, branding, and integrated marketing plans for projects.
  • Define key messages, product imagery, sales kits, brochures, and digital assets.
  • Coordinate the implementation of PR activities, launch events, site tours, and digital marketing campaigns.
  • Evaluate marketing effectiveness based on customer data, leads, and conversion rates.

Operations Management & Reporting

  • Standardize sales processes and coordination workflows across departments.
  • Coordinate with Legal, Investment, and Project Development departments to update project legal status and construction progress.
  • Manage the Customer Relationship Management (CRM) system, analyze customer data to optimize sales, and report business performance periodically to the Board of Management.

Job Requirement

Education & Qualifications

  • Bachelor's Degree or higher in Marketing, Communications, Business Administration, or related fields.
  • An MBA degree is considered a strong advantage.

Experience & Knowledge

  • Minimum of 10 years of professional experience in the real estate industry, preferably working for large-scale real estate developers or corporations.
  • At least 5 years of experience in a senior management role such as Sales Director, Business Development Director, or Marketing Director.
  • Deep understanding of the real estate market, product development, project legalities, pricing strategies, and project-based financial operations.

Skills & Competencies

  • Strong leadership and executive operational skills to direct large sales and marketing divisions.
  • Advanced analytical skills with the ability to synthesize market information and make rapid, accurate decisions.
  • Excellent communication, negotiation, and persuasion skills for high-level partner engagement.

Personality & Attitude

  • Strategic, decisive, and highly sensitive to market fluctuations.
  • Ability to work under high pressure regarding revenue targets and project implementation schedules.
  • Possesses a strong network with distribution partners, real estate agencies, and key industry stakeholders.
